Why this one calculator matters so much
Mortgage finance questions are the most feared part of the BC real estate exam, and every one of them runs through the HP 10bII+: the approved financial calculator. Students who are fluent on it bank those marks quickly; students who aren't burn their time budget and their confidence.
Set it up correctly first (this catches everyone)
Two settings ruin more practice sessions than anything else:
- Payments per year. The exam's interest rate conventions mean you'll constantly switch P/YR. Always check it before a calculation: press [gold shift] then [C ALL] to see the current setting.
- Decimal places. Set your display to at least 6 decimals ([gold shift] [DISP] [6]). Rounding intermediate values is the classic silent mark-killer.
The five TVM keys are 80% of the job
Almost every mortgage question is some arrangement of: N (number of periods), I/YR (nominal annual rate), PV (present value / loan amount), PMT (payment), FV (future value / balance). Enter the four you know, solve for the fifth. The craft is in the details:
- Money you receive is positive; money you pay out is negative. Sign errors produce answers that look plausible and are wrong.
- Interest rate conversions (j2 ↔ j12, effective ↔ nominal) use the NOM%/EFF%/P⁄YR keys. Practise these until they're reflexive, because the exam loves rates quoted in one compounding frequency and paid in another.
- Outstanding balance questions: solve the payment first, then reset N to the number of payments actually made and solve FV.
How to practise
