1. Meet the basic requirements. You must be at least 19, have Canadian citizenship or permanent residency (or be otherwise legally able to work in Canada), and meet English language proficiency requirements.
2. Register for the licensing course. The Real Estate Trading Services Licensing Course is offered by UBC Sauder's Real Estate Division. 3. Complete the assignments. There are 20 assignments tied to a 26-chapter manual, and you have one year from registration to finish them. Most focused students finish in 3-6 months.

5. Apply for your licence with BCFSA. After passing, you apply to the BC Financial Services Authority, which includes a criminal record check.
6. Join a brokerage. Your licence must be held at a licensed brokerage. Interview several. Commission splits, training, desk fees, and culture vary enormously.
7. Complete post-licensing requirements and start selling. Then the real learning starts: prospecting, CMAs, open houses, listing presentations.
